The Mercury

This mixed-use development is on a 2.85 acre site and will consist of 255 units with approximately 4,785 SF of commercial space. Located near transit and is within close proximity to urban job centers, this site is an ideal opportunity to develop apartments with a strong amenities package and a commercial/retail component for young professionals. Both the residential units and the commercial space will be wrapped around a 6-level structure with a rooftop amenities deck with pool/spa atop. The ground floor commercial has been designed to integrate and flow into the existing surrounding commercial properties.

MoDE Hillcrest

MoDE Hillcrest is a mixed-use project in a transitioning community that features walkability and a variety of residential, professional, dining, retail, and commercial experiences. The building replaces a surface parking lot used for decades by AT&T. The parking that was displaced is being replaced by a parking structure dedicated to AT&T situated on roughly half the footprint of the original lot. This mixed-use project is being constructed on the remaining half over a three-story subterranean parking structure. The program offers a roof recreation deck with spa, meeting areas as well as a ground-level fitness room. Danielian Associates served as the architect of record and AO was the design architect.

Tenney – Northpark

Located in the heart of San Diego’s vibrant North Park neighborhood, TENNY North Park is an eight-story mixed-use community that blends urban energy with thoughtful, human-centered design. Featuring 125 residential units above lively ground-floor retail and café spaces, the project strikes a balance between density and livability within one of the city’s most walkable districts.

From the earliest design stages, the focus was on creating spaces that maximize natural light, flow, and connection. A central amenity deck, California room, and rooftop pool offer seamless transitions between indoor and outdoor environments, while a colorful, art-forward façade captures the creative spirit of North Park.

Despite the challenges of a compact site, tight construction schedule, and below-grade parking, the design team delivered a solution that merges efficiency with authenticity. The result is a dynamic, contextually grounded community that enhances its neighborhood fabric and fosters a strong sense of belonging.
