26th and ClarksvilleUrban Housing Solutions challenged our team to create an intergenerational, art-inspired community that consisted of 138 units and 4,000 sf of commercial/non-residential space. The six-acre redevelopment project will be a mixed-used, mixed-income property. This will include commercial and affordable residential, senior housing, and flexible maker space.
Koreatown Mixed-Use DevelopmentThis 10-story Mixed-Use development, set within Koreatown, Los Angeles, will create an exciting new hub to live, shop and stay. With it’s combination of retail at street level and second level apartments with hotel above, residents and travelers will have shopping and eating options just an elevator ride away. A dynamic rooftop pool area and outdoor plazas will offer recreation and gathering opportunities that will make this new building “the place to be” for young urban professionals and visitors in the LA area.
Tenney – NorthparkLocated in the heart of San Diego’s vibrant North Park neighborhood, TENNY North Park is an eight-story mixed-use community that blends urban energy with thoughtful, human-centered design. Featuring 125 residential units above lively ground-floor retail and café spaces, the project strikes a balance between density and livability within one of the city’s most walkable districts.
From the earliest design stages, the focus was on creating spaces that maximize natural light, flow, and connection. A central amenity deck, California room, and rooftop pool offer seamless transitions between indoor and outdoor environments, while a colorful, art-forward façade captures the creative spirit of North Park.
Despite the challenges of a compact site, tight construction schedule, and below-grade parking, the design team delivered a solution that merges efficiency with authenticity. The result is a dynamic, contextually grounded community that enhances its neighborhood fabric and fosters a strong sense of belonging.

CatalinaCatalina is an exciting new townhome community located in the heart of the Silicon Valley and surrounded by new technology employers. This intimate enclave features 3-story, 3-bedroom townhomes with open floor plans. This project was broken down into Catalina I, which features the Spanish elevation, and Catalina II, which features the Farmhouse elevation. There are 6 spacious floor plans that range from 1,616 to 1,925 SF. Each of the floor plans include master suites, bonus rooms, optional live/work flex space, and features included in the High Performance Life program by Landsea Homes.
Lockwood GlenLockwood Glen is a sought-after, established master planned community located in Franklin, TN. Each home has it own classic southern charm that attracts many homebuyers in the area. This community has two different product types: narrow rear-loaded garages and wider front-loaded garages. The homes have been designed to adapt flat, sloping, and steeper walkout basement lots. With 9 home plans, each residence features spacious floor plans with options to accommodate your lifestyle needs and create the home of your dreams.

The homes at Avenue of Oaks are designed in the historical low country style with expansive porches oriented around protected 100-year-old live oaks and flood zones. As such, a variety of house plans were designed for the community allowing for front, side, and rear-loaded garage configurations in both on grade and drive under garage levels allowing for a very intimate and unique community promoting walkability with gas lantern-lit homes and walks with views of the surrounding wildlife preserve.

Emporia PlaceLocated on the historic Holt Avenue corridor this project brings much needed affordable housing units to the city of Ontario. The project provides a multitude of units in stacked flat and townhome configurations across a community of 10 buildings with a dedicated community building. The design emphasizes unique character and individuality to each building with an integral mid project walking paseo which will connect the community to a future second phase. Landscape pockets and private outdoor patio spaces provide personal space while reinforcing an overall sense of place. Parking is provided via an on-grade podium garage, private attached garages and open lot stalls.
Renaissance SquareOffering luxury one and two-bedroom flats and urban lofts, Renaissance Square is designed to radiate an energetic vibe for young professionals. Amenities were designed to be both social and enriching, featuring a pool, recreation and social lounge, fitness center, business center, and pet areas. Throughout the project you can find generous spaces, thoughtful landscaping, and abundant natural light all within walking distance of a BART Station, shopping, and restaurants. Danielian Associates served as the Architect of Record.
Royal Oaks Courtyard VillasDA provided the conceptual design for an 80 unit luxury Single Family Detached and Townhome project located in the prestigious Royal Oak Community, just outside of Houston, Texas. The Site Plan concept was focused on creating a well designed attractive residential community that also achieved the necessary density to ensure project feasibility. The design objectives to achieve our goals included locating the recreation area at the entry to enhance the arrival into the community, providing a loop road for more efficient circulation through the project, plotting all long driveways and staggered driveways along the main loop road to vary the street scene, and providing product diversity with front-loaded units along the loop road, alley loaded in the project interior and townhomes along the edge adjacent to the perimeter road.
A major component of the site plan design is the central greenbelt that connects to all paseos within the interior of the site. This greenbelt will be an attractively landscaped location for trails and pedestrian nodes, with dog-walk supplies and shaded seating. All trails will lead to the community recreation area which will include exercise and meeting rooms, changing and restrooms, and a kitchen and bbq’s. In addition, this amenity will offer outdoor seating with a fireplace, making it a great place for gathering.
