DA provided the conceptual design for an 80 unit luxury Single Family Detached and Townhome project located in the prestigious Royal Oak Community, just outside of Houston, Texas. The Site Plan concept was focused on creating a well designed attractive residential community that also achieved the necessary density to ensure project feasibility. The design objectives to achieve our goals included locating the recreation area at the entry to enhance the arrival into the community, providing a loop road for more efficient circulation through the project, plotting all long driveways and staggered driveways along the main loop road to vary the street scene, and providing product diversity with front-loaded units along the loop road, alley loaded in the project interior and townhomes along the edge adjacent to the perimeter road.
A major component of the site plan design is the central greenbelt that connects to all paseos within the interior of the site. This greenbelt will be an attractively landscaped location for trails and pedestrian nodes, with dog-walk supplies and shaded seating. All trails will lead to the community recreation area which will include exercise and meeting rooms, changing and restrooms, and a kitchen and bbq’s. In addition, this amenity will offer outdoor seating with a fireplace, making it a great place for gathering.
Lhasa Custom VillaDesigned for a prominent Chinese business executive, this 20,000 SF home which is set on a site 17,000 SF above sea level, will be the ultimate entertainment and corporate retreat. Located at the base of the Himalayas in Lhasa, Tibet, all public spaces are positioned to enjoy stunning views of the surrounding mountains and valleys. Because guests include international business executives and foreign dignitaries, the home is designed to emanate quality and elegance. Stunning details are expressed in a Craftsman style that integrates local Tibetan vernacular.
Twin Lake TownhomesThis 80-unit luxury multifamily project is located in the resort city of Lekki, Nigeria. The site plan was focused on creating a dynamic street-scene along the perimeter road, showcasing the contemporary architectural theme while providing a pleasant neighborhood environment. Residents can enjoy outdoor space in the small gardens and plazas between the buildings, enhanced by attractive landscaping, seating and fountains. All units have direct access to an attached 2-car garage and patios for outdoor living opportunities.
Sierra Highway Master PlanWorking with the City of Lancaster, CA, the Danielian team developed a Single-Family Detached Master Planned Community that will be a well designed residential neighborhood within an area that is undergoing a revitalization with new development and landscape enhancements. With much attention paid to the street scenes along the surrounding streets, DA has designed an auto-court that will open up to the perimeter streets with landscaping and attractive fencing, thus avoiding a walled-in appearance typical of many subdivisions. Within the community, the site plan includes sidewalks and landscaped parkways along all streets, with a central greenbelt that will provide an inviting and well-landscaped pedestrian route to the adjacent Community Park. Attractive roundabouts with special paving create neighborhood focal points, while also slowing traffic speeds along the residential roads. Pedestrian access with being abundant, leading to all local parks, schools and adjacent community parks and sports fields.
Yixing Medical CommunityThe Yixing Medical Health Community represents the ultimate opportunity to develop both a state-of-the-art Hospital and Health Community, and to provide a quiet and beautiful site for rest and relaxation. Located directly on the west bank of the beautiful Tai River, the site has beautiful views and plentiful areas for recreation and rest opportunities. The existing and proposed landscape will provide a lush and luxurious setting, enhancing the opportunity for Health services and promoting the virtues of a healthy lifestyle.
Loma Vista Master PlanLoma Vista Community Centers North and South is a long-anticipated compact, mixed-use village in Clovis, featuring an old-fashioned village green, main street and a network of trails. Community Centers North and South are each designed around focal points such as schools or village greens. The vision is for compact, pedestrian-friendly neighborhoods where residents can live, work and play. A compact land use pattern, a guiding principle of the City of Clovis, is intended to reduce sprawl and car trips as well as preserve farmland. This project required a close working relationship with the city’s planning staff to realize the City‘s vision. The master plan adopted by ordinance in 2009 serves as the zoning code. The Master Plan Document includes a conceptual site plan, development standards, architectural guidelines, prototypical building concepts, and implementation plan.
Lagos TowerLocated on a site just under an acre, this office tower is adjacent to a major expressway and surrounding office developments. The glazed curtain wall facade captures expansive views of the cityscape and waterways. Predominate North and South orientations afford energy conservation potential through the use of solar shading and other strategies.
