Ghantoot Polo Club

Ghantoot Polo Club is a 305 hectare site with the main entrance on the famed Sheikh Zayed Road that connects Dubai to Abu Dhabi. The present site houses the Ghantoot Polo Club and race track facilities. This project has a wide range of amenities including polo fields, an 18-hole golf course, clubhouse, tennis club, private school, mosque, retail/entertainment center and a five-star hotel.

Surrounding each of the polo fields are condominiums for residents who want exclusive views of the matches. Luxury golf course villas and condominiums surround the golf course, each with scenic vistas of open green space. Mediterranean and Andalusian architectural style are used for both their compatibility with the warm climate and appeal to residents of the U.A.E. The master plan is optimized for solar orientation with trees lining the east-west roadways to create shade and mitigating heat gain from the streets.

Emirates Lakes

Danielian developed the site plan and product concepts for this golf and apartment community incorporating 6,850 units on 320 acres. This beautifully designed master-planned community was to appeal to both homebuyers and renters in the surrounding areas. A lot of attention was paid to the inviting, tree-lined streets that welcome you to the different communities in this master plan. Each community has its own amenities that serves its residents.

Yantai Master Plan

This resort master plan is a mixed-use destination consisting of four unique districts: the residential district; the retail and entertainment district; the hotel district; and the waterfront theme park district. Connectivity between districts is facilitated by pedestrian paths and highlighted by large public plazas signaling the transition from one district to another.

The shopping district runs east-west across the southern edge and features retail, restaurant, and entertainment uses along a pedestrian corridor. This district features a “river walk” – a lively pedestrian experience along the waterway. The residential district is made up of mid-rise towers and townhomes along the northern Yellow Sea edge. A hotel district with retail and entertainment uses is located in the highly animated eastern portion of the plan which accesses the theme park by a pedestrian bridge.

Sierra Highway Master Plan

Working with the City of Lancaster, CA, the Danielian team developed a Single-Family Detached Master Planned Community that will be a well designed residential neighborhood within an area that is undergoing a revitalization with new development and landscape enhancements. With much attention paid to the street scenes along the surrounding streets, DA has designed an auto-court that will open up to the perimeter streets with landscaping and attractive fencing, thus avoiding a walled-in appearance typical of many subdivisions. Within the community, the site plan includes sidewalks and landscaped parkways along all streets, with a central greenbelt that will provide an inviting and well-landscaped pedestrian route to the adjacent Community Park. Attractive roundabouts with special paving create neighborhood focal points, while also slowing traffic speeds along the residential roads. Pedestrian access with being abundant, leading to all local parks, schools and adjacent community parks and sports fields.

Loma Vista Master Plan

Loma Vista Community Centers North and South is a long-anticipated compact, mixed-use village in Clovis, featuring an old-fashioned village green, main street and a network of trails. Community Centers North and South are each designed around focal points such as schools or village greens. The vision is for compact, pedestrian-friendly neighborhoods where residents can live, work and play. A compact land use pattern, a guiding principle of the City of Clovis, is intended to reduce sprawl and car trips as well as preserve farmland. This project required a close working relationship with the city’s planning staff to realize the City‘s vision. The master plan adopted by ordinance in 2009 serves as the zoning code. The Master Plan Document includes a conceptual site plan, development standards, architectural guidelines, prototypical building concepts, and implementation plan.
